Chris contacted Southeast Foundation and Crawl Space Repair because there were parts of of his floors that had started to develop soft spots and he wanted to find the best way to fix his issues. Southeast Foundation and Crawl Space Repair inspector Mike Varano met with Chris to go over his needs. Mike found that the floors of the home where getting soft spots due to high moisture levels and that the best solution would be to install the CleanSpace Crawl Space Encapsulation System. The CleanSpace Crawl Space Encapsulation System isolates the crawl space of the home from the earth ground. By sealing off the crawl space we are able to dramatically reduce the humidity and moisture level in the air with eliminate wood rot, mold and in Chris problems the wood to become soft. Ray and Marilyn contacted Southeast Foundation and Crawl Space Repair because the floors of their 1930's home had unlevel floors and she wanted the best solution to fix the floors in her home in Delco, NC. Typical of older home the piers of the home had settled and the floors that become unlevel due to not having the proper support to hold the floors level. We were able to help Ray and Marilyn by installing the SmartJack Stablization System. The SmartJack System is a high- capacity, fully- adjustable steel pier that is designed to stop settling and raise the floors back to the proper level. Jerry contacted Southeast Foundation & Crawl Space Repair because he had noticed cracks on the inside wall and there was doors on the inside of the home that would not close properly.
Southeast Foundation & Crawl Space Repair inspector RJ Bailey met with Jerry to go over the crawl space of his home. RJ found that the piers in the crawl space had started to settle and sink and the best solution would be to install the SmartJack System along with Supplemental Beams.
Our crew installed the SmartJack System and Supplemental Beam to stabilize the floors of the home and to lift the floors back to there original position. Each SmartJack is is rated to hold 60,000 lbs and can be adjusted if there is any future settling that occurs.
A homeowner in Hallsboro, NC struggled with rotting floor joists, mold growth, high moisture and humidity levels and an overall nasty crawl space. This was all due to moisture intrusion through a vented crawl space and ground water seepage. Our team quickly got to work by removing the all the debris and treating the area with our MoldX Solution. They sealed the open vents using our CleanSpace Vent Covers and insulated the rim joists with our SilverGlo Thermal Insulation. After sealing the space off from outside elements, they completely encapsulated the crawl space by fastening CleanSpace Vapor Barrier throughout the area and insulated the walls with SilverGlo. A homeowner in Whiteville, NC, was dealing with water and humidity issues in their crawl space. We came in and fully encapsulated it using our CleanSpace system. This system seals off the crawl space with a tough vapor barrier, keeping moisture out and reducing humidity. The best part? 20-year homeowner Morris was searching on Google for a company that could fix the problems he was having under his home. His crawlspace leaked frequently, his floors were sagging and soft, and he was concerned about the air quality as his wife had allergies. After receiving multiple confusing quotes from another company, he decided to give Southeast Foundation & Crawlspace Repair a call.
We quickly sent our design specialist Kevin to conduct an inspection of Morris’s crawlspace for free and answered any questions he had. Kevin reported many issues with Morris’s crawlspace that could cause costly damage to his home. The digital temperature humidity meters displayed Morris’s crawlspace at a relative humidity of 82.5%. The relative humidity needs to be below 50% or mold will grow. The moisture meter measured the moisture in the wood at 18.6%. Moisture levels above 14–16% are generally considered bad for indoor wood and structural framing, as they absorb water, increasing the risk of mold, decay, and swelling.
Kevin explained to Morris that when wood beams are rotting due to moisture, they become unstable or lose the ability to hold the house together. This often leads to sagging floors, cracked walls, or in some cases, structural collapse. Kevin offered the most practical and affordable solutions to help Morris fix these issues.
Morris chose to fully encapsulate his crawlspace to stop the moisture the wood was absorbing. He also wanted woodwork to fix the sagging floors and stabilize his foundation.
On April 15, 2026, Southeast Foundation & Crawlspace Repair installed sister joists, a full beam replacement for the foundation, and a full crawlspace encapsulation system with a Triple Safe Sump Pump.
The Crawlspace Encapsulation completely seals off the space from outside air, as well as conditions and humidifies the air to prevent moisture.
The Triple Safe is a Triple protection sump pump system used to stop water from seeping into the crawlspace. Inside, there is a primary Zoeller M53 cast iron pump, secondary Zoeller M98 cast iron pump, and an Ultra Sump automatic battery backup pump which can pump 12,000 gallons of water. The Triple Safe protects from overwhelming water levels or power failure. It collects groundwater that accumulates around a home's foundation and pumps it away from the house through a discharge pipe. The discharge pipe extends 15 feet away from the house exterior and is buried 4 inches deep.
Also, we installed an Ice Guard system that allows water to escape from a discharge pipe if the exterior pipe freezes or blocks. We provided a Silver Glow expanded poly-styrene foam insulation liner around the walls of the crawlspace, as well as a custom-made crawlspace door.
We are so happy to have eliminated Morris’s worries about damage to his home. He was overall happy with our service and left us an awesome review.
