A Red Springs, NC homeowner was interested in a foundation repair estimate and decided to give us a call! The primary concern the homeowner expressed was sagging floors above the crawl space in their 121-year-old home. Soon after a thorough inspection of the homeowner’s foundation and crawl space, one of our foundation repair specialists was able to quickly diagnose the problem.
Southeast Foundation Repair inspector explained our installation process to the homeowner. Due to the age of the home, the main support beam was full of rot and would need a new steel beam for replacement. The central beam that provides mid-span support can’t do its job if it’s not supported properly. Masonry piers sometimes sink, while wood support posts can rot or shift, much like what is happening to the support posts in their crawl space. When piers fail in these ways, the support beam will sag or settle, causing floor joists to do the same.
To permanently solve the sagging floor problem, our crew would remove the existing rotted support beam and replace with a galvanized steel supplemental beam. It's important to know that rot will not be an issue again for this homeowner as the beams are rust resistant and can never rot! Additionally, the most effective way to ensure the floors above the crawl space no longer sag is to install SmartJack Support Posts. SmartJacks can be custom fit to your crawl space, and they are adjustable as well. This allows for complete leveling of the floors above your crawl space over time.
