The Process of the Crawl Space Encapsulation System

We talk about the Crawl Space Encapsulation System frequently. You may have seen finished pictures online or on social media showing the space covered with a white liner, but did you know there are several layers of protection underneath that liner that you don't see? Each layer is made of different materials that aid in protecting the crawl space. We will describe what actually happens during each phase of installation.

Step 1: Fix the Water Leakage (if there is any)

Moisture gets into the crawl space from the ground, the outside air vents, and other miscellaneous cracks or holes in the space. We fix the issue of groundwater seepage by installing a drainage system such as SmartPipe, StarPipe, and or a Sump Pump system. There are a variety of products available depending on the level of water intrusion that will eliminate water in the crawlspace.

Step 2: Isolate the House from the Earth

This step completely seals off the space from the ground and outside air. The crawl space walls are covered with SilverGlo foam board. Next, we cover the floor or ground with drainage matting, which helps any water flow easily to the drainage area. Then, we lay a foam vapor barrier called TerraBlock over the drainage matting. Each edge of the terablock is sealed together using clean space tape. Next, we cover the TerraBlock with a layered puncture resistant plastic liner called CleanSpace. The white liner is 20 mil thick and has a antimicrobial agent that prevents mold and bacteria growth. It covers the entire floor and part of the walls where it is tapped to the SilverGlow wall barrier.

3: Seal the Vents and Other Outside Air Leaks

In this process, we seal all areas where air can get in or seep out. We use chaulk or spray foam to seal vents, holes, or any other openings. The goal is to keep any unconditioned air from entering and prevent any conditioned air from escaping. We also offer custom crawl space doors that air lock.

Step 4: Condition & Dehumidify the Air

We use the SaniDry Dehumidifier to pull moisture out of the air, maintaining a low humidity level that prevents the condensation that leads to mold growth.
