Stabilizing Sagging Floors with SmartJacks

Stabilizing Sagging Floors with SmartJacks - Image 3

If the floors in your home are bouncy and uneven, it is likely because there is an issue with the wooden joists, the horizontal beams, or vertical support posts in the crawl space that support the floor above.

There are several reasons that these supportive structures begin to fail. Existing columns may be spaced too far apart, causing the floor to bend in the middle. Excess moisture and humidity in the crawl space can cause the wooden floor joists to weaken because they absorb moisture that leads to mold and decay. Also, weak soil may cause the columns to sink, leaving a gap between the column and the floor, so the column is no longer pushing up on the floor providing support.

The signs of sagging floors will be apparent in the interior of your home where there are:

  • Gaps between the floors and the baseboards
  • Cracks in the drywall
  • Soft, bouncy floors when walked upon

SmartJacks are adjustable steel columns installed in the crawl space that lift and stabilize sagging floors. The SmartJack column sits on a base, called the footing, and connects to a supplemental beam beneath the floor joists. It is then adjusted upward to restore the floor to a stable, level position.

Once installed, SmartJack® supports can correct problems by eliminating the gaps in the walls and baseboards, stopping windows and doors from sticking, and closing cracks in the wall that can then be sealed and repainted. The SmartJack® can be adjusted over time to provide additional straightening and leveling action if necessary.

If you are experiencing unlevel floors, it likely has to do with the condition of your crawl space. We offer no cost no obligation inspections where our design specialists can determine the problems, answer questions, and offer a Free Estimate* for the solution.
